Mid-tier finishes, suburban Midwest location, 2026 dollars. ADUs typically cost more per sqft than primary residences because the same kitchen + bath infrastructure spreads across less area.
About this plan
The Maple Lane is a deliberate one-bedroom ADU — designed to feel like a small home, not a converted garage. The front 14 feet open into a single living + dining volume on the west and a compact 10' × 12' galley kitchen on the east, with the entry tucked behind the kitchen so the door doesn't open onto the dining table.
A 6-foot central hall runs east-west across the middle of the plan, connecting the entry, living room, bath, and bedroom. The bath sits on the west off the hall — reachable without walking through the bedroom — and the 18' × 12' bedroom occupies the back-east band. The bedroom's two exterior walls (north and east) catch morning light + an additional cross-breeze.
The exterior reads as a small modern farmhouse: a single front-facing gable, vertical board-and-batten fiber cement, and black-frame windows in vertical pairs. Designed for either a slab or a low crawl, and an aging-in-place owner could specify a curbless walk-in shower in the bath without touching the rest of the plan.
