2025 RCNYS §P2904 Dwelling unit automatic sprinkler systems (general)Description
Automatic sprinkler systems in one- and two-family dwellings must be designed and installed per NFPA 13D or Section P2904 of this code (whichever is applicable). Sprinklers must be NEW, LISTED residential sprinklers installed per the manufacturer's instructions. Piping must be supported per the cold-water-distribution requirements (P2605) and freeze-protected where exposed to freezing temperatures. Sprinkler coverage must address obstructions per P2904.2.4 — e.g. ceiling fans, light fixtures, and beams must not block the spray pattern.
Why this exists
Residential sprinklers are now mandated for many NY dwellings (R309 — townhouses ≥3 stories, 1-2 family ≥3 stories above grade). For other dwellings they're a strong life-safety option. Architects designing tall homes or homes with vaulted ceilings should pre-plan the sprinkler grid and the piping route — adding P2904 piping after framing is expensive.
